The most common buyer question I hear: "Should I wait?"

The honest answer is almost always no. Here's why.

1. Equity compounds, not waits

A property bought today starts compounding equity tomorrow. Rent paid this year is gone forever; an amortization payment toward your own title is wealth you'll see again. The longer you delay, the more years of compounding you lose — and time is the one variable you can't buy back.

2. Pricing locks now, appreciates later

Pre-selling and ready-for-occupancy units in Metro Manila have appreciated 4–8% per year over the past decade. A unit you can lock in today at today's price will likely be worth more by the time you turnover. The "wait for a dip" strategy assumes you can time the market — most buyers can't, and the dip rarely arrives.

3. Professional guidance is cheap insurance

A broker's job isn't to push you into a deal. It's to make sure the deal you choose has a clean title, fair pricing, and no hidden encumbrances. Every peso you spend on professional guidance saves you ten in avoided mistakes.
